On the map: Kerr Village Towns fill ‘missing middle ground’ in South Oakville

Home to various restaurants, boutiques and parks, and steps from Lake Ontario, South Oakville’s Kerr Village has no shortage of appealing urban amenities. But according to Noah Shechtman, director of development at Brightstone, it is the affluent neighbourhood’s most glaring shortcoming — a lack of housing beyond detached homes and condos — that’s drawing prospective buyers to Kerr Village Towns.

“Detached homes in mature neighbourhoods can be difficult to access for many buyers, while condo living may not meet the needs of those looking for more private space, parking or a traditional residential layout,” he says. “Kerr Village Towns is designed to fill that missing middle ground.”

Planned for the northwest corner of Garden Drive and Lakeshore Road, the four-storey community features four blocks of units: 42 back-to-back townhomes each spanning approximately 1,800 square feet, six 2,000-square-foot townhomes, and two commercial units on Lakeshore. Brightstone is currently building a sales centre on Lakeshore, with a broader public sales launch expected to follow.

Together, the homes are being presented as a boutique infill project shaped by its prime South Oakville setting. “We wanted to bring more luxury home ownership to South Oakville,” Shechtman says. “We say ‘luxury by the lake’ because we’re a five-minute walk to the lake, and we’re just a quick stroll to downtown Oakville, the yacht club and the marina.”

The project is designed by Toronto-based architect Richard Wengle, who says in the project brochure that he found inspiration in “the character of South Oakville,” including its “opulence and grandeur,” and blended that with “the contemporary urban energy” of Kerr Village. The result is a low-rise enclave with traditional detailing, oversized windows, formal rooflines and a streetscape presence intended to complement the surrounding neighbourhood.

Inside, the homes include open kitchens, formal dining areas, large windows, electric fireplaces, custom cabinetry, spa-inspired bathrooms and private elevators. Shechtman says feedback from registrants helped confirm the importance of those features, particularly for buyers moving from larger homes.

The typical buyer, he adds, is expected to be a downsizer who wants to sell a single-detached home but avoid condo living. “They want the same type of homeownership feel — front door, rooftop terrace, separate-level living — but also want to stay in South Oakville.”

That buyer profile influenced the design and feature package. “We needed to include private elevators for every unit,” Shechtman says. Brightstone has also introduced car lifts, giving every home two-car parking. Other features include quartz countertops, 10-foot ceilings, pot lights, built-in fireplaces and EV rough-ins.

The anticipated buyer profile also includes younger professional couples seeking more space, parking, storage and flexibility than a condo can provide, without moving into a pricier detached home. Shechtman says Kerr Village Towns is coming to market at a lower price point than some luxury townhomes in South Oakville, making it a different form of ownership for the area.
